			<content:encoded><![CDATA[<p class="justify">Last week, I traded emails and then had a nice telephone conversation with a reader of this website. I also traded emails with the non-U.S. lawyer for a client for whom I am doing some real estate work.</p>
<p class="justify">These two exchanges reminded me that there is another legal planning consideration that should be remembered, quite apart from tax.</p>
<p class="justify">That other consideration is probate. In lay terms, this means &ldquo;Who gets your U.S. real estate when you die?&rdquo;</p>
